TOTAL:

A Travelodge by Wyndham franchise operates as a franchised guest-lodging facility: the franchisee controls the hotel’s employees, daily service execution, local operating decisions, and room pricing, while Travelodge Hotels, Inc. controls the brand standards, reservation infrastructure, mandatory programs, approved technology, supplier specifications, quality review, and reporting framework.

Data basis. Travelodge Hotels, Inc. is the legal franchisor; Wyndham Hotel Group, LLC is its parent, and Wyndham Hotels & Resorts, Inc. is the ultimate parent. Evidence comes from the U.S. FDD issued March 31, 2026, the Franchise Agreement, the Master Information Technology Agreement, and Items 1, 6, 8, 11, 12, 15, 16, 19, and 20. Item 20 runs through December 31, 2025; official pages were checked July 27, 2026.

Direct operating answer

How does a Travelodge by Wyndham franchise work after opening?

Central mechanism

The Chain Facility sells overnight stays and authorized related services. Demand enters through the Central Reservation System, brand websites, call centers, GDS, online travel agencies, Wyndham Rewards, property contacts, and local sales. The general manager and hotel staff fulfill the stay through an approved PMS, report operating data, and submit to brand quality controls.

4 Facility designations Inn, Inn & Suites, Hotel, Suites Hotel
2 Development paths New construction or conversion
2 Approved PMS brands OPERA Cloud or SynXis Property Hub

Offering and formats

What does the franchisee sell, and who buys it?

A Travelodge or Travelodge by Wyndham Chain Facility sells overnight accommodations and authorized related services, primarily to leisure travelers. Guest Wi-Fi and lobby coffee are baseline System Standards. Group and meeting demand applies only where the approved Facility designation supports it; the Travelodge meetings and groups page shows that consumer channel.

Facility designation Room model Authorized operating profile Operational distinction
Travelodge Inn Standard lodging rooms No restaurant, meeting space, bell service, or similar full-service amenities Limited-service property workflow
Travelodge Inn & Suites Suites plus inn rooms Same general amenity profile as a Travelodge Inn Mixed room inventory without a full-service layer
Travelodge Hotel Generally interior-corridor hotel May include restaurant, lawful bar or lounge, meeting space, room service, bell service, and exercise areas More operating departments may apply
Travelodge Suites Hotel Predominantly two-room suites Travelodge Hotel amenity scope Suite-heavy inventory; possible full-service functions

The Franchise Agreement covers new construction and conversion. The official Travelodge franchise profile currently presents conversion, narrower than the 2026 FDD’s contractual paths.

Management and labor

What does the owner do, and who performs the hotel work?

Owner participation is not required, although Travelodge Hotels, Inc. recommends it. A non-managing owner must retain an experienced lodging manager or management company; the general manager must complete training and need not own equity.

The franchisee alone controls hiring, firing, scheduling, compensation, policies, employee training, benefits, safety, supervision, discipline, and termination. The FDD sets no employee count, staffing ratio, wage level, or shift pattern; Facility designation, room count, food-and-beverage scope, and meeting space drive the role plan.

Owner participation

A non-managing owner creates a manager-run structure, not an automatically absentee model. Travelodge Hotels, Inc. may require an approved third-party manager for limited hotel experience or a Development Incentive and may review the management agreement.

Responsibility map

Which functions belong to the franchisee, franchisor, and required third parties?

Employment and on-property execution sit with the franchisee. Travelodge Hotels, Inc. owns no disclosed U.S. Chain Facility but controls its reservation, loyalty, distribution, technology, Approved Supplier, and quality connections.

Payments and connectivity
Elavon hosted gateway, Wyndham Gateway, approved interfaces, and tokenization support card and property connectivity.
Distribution and feedback
Online travel agencies, GDS, Medallia, and IDeaS connect demand, reviews, and rate recommendations.
Mandatory dependencies

Which suppliers, systems, and controls are mandatory?

System Standards govern signage, branded items, room finishes, linens, amenities, safety products, locks, guest Wi-Fi, payments, photography, technology, and interfaces. WSSI administers the Approved Supplier program, and Travelodge Hotels, Inc. may designate future sole Approved Suppliers. Other sourcing is permitted only when the input meets the applicable System Standards.

Reservation and distribution layer

The Central Reservation System is exclusive. Brand websites, call centers, GDS, online travel agencies, Wyndham Rewards, and Global Sales Organization reservations feed the Chain Facility; Facility calls use the designated call-center process.

Property-management layer

The approved PMS is Oracle OPERA Cloud or SynXis Property Hub. SynXis Property Hub is limited to qualifying select-service Chain Facilities without meeting space, food-and-beverage functions, or extensive workstation needs.

Guest and payment layer

Wyndham Connect supports guest messaging; Wyndham Connect Plus routes certain calls and messages to digital or live agents. Tokenized card processing, the designated Elavon gateway, PCI DSS controls, and Wyndham Gateway are required.

Reporting and quality layer

The PMS transmits operating data to Wyndham systems. RevIQ with IDeaS provides forecasts and rate recommendations; Medallia aggregates surveys and reviews. The franchisee may reject a RevIQ recommendation, but not required reporting, interfaces, audits, or quality processes.

Franchisor control

Travelodge Hotels, Inc. may access electronic data, amend System Standards, require replacement hardware or software, change specifications, inspect without notice, and direct corrections. The Franchise Agreement and Master Information Technology Agreement set no universal cap on the frequency or cost of future technology changes.

Location and channels

Does a Travelodge franchise receive an exclusive territory?

No automatic exclusive territory is granted. The Franchise Agreement covers one approved location, relocation is generally barred, and a negotiated Protected Territory may be site-only. Existing Travelodge Chain Facilities may renew, reissue agreements, expand, or be replaced under exceptions; Protected Territories may overlap.

The franchisee may accept guests from any area, but electronic booking must use the Central Reservation System or an approved channel. Travelodge Hotels, Inc., Wyndham affiliates, other Wyndham brands, and franchisees may compete. The mandatory Best Rate Guarantee also restricts publishing a lower rate outside authorized brand channels.

System footprint

What does Item 20 show about the U.S. operating network?

Item 20 shows a fully franchised U.S. network for 2023–2025 year-ends. Franchised Chain Facilities declined each year; company-owned Travelodge outlets stayed at zero. Item 20 reports population movement, not its causes.

U.S. Travelodge franchised outlets at year-end

Exact Item 20 counts; company-owned outlets were 0 in all three years.

Travelodge U.S. franchised outlets, 2023 to 2025 The year-end franchised outlet count was 339 in 2023, 328 in 2024, and 317 in 2025. Company-owned outlets were zero. 340 330 320 339 328 317 2023 2024 2025

Interpretation: the year-end franchised population decreased by 22 outlets, or 6.5%, from 2023 to 2025. Item 20 does not attribute that net change to a single operating cause.

Buyer verification

Which property-specific operating questions remain open?

The FDD leaves Chain Facility configuration open. Verify the Franchise Agreement, approved plans, property requirements, technology order, Approved Supplier list, and management agreement.

  • Facility designation: confirm Travelodge Inn, Travelodge Inn & Suites, Travelodge Hotel, or Travelodge Suites Hotel and the authorized food, meeting, fitness, and guest-service functions.
  • Protected Territory: obtain the map, test whether protection is site-only, and identify existing-facility, expansion, replacement, affiliate-brand, and channel exceptions.
  • Technology configuration: confirm the approved PMS, interfaces, Wyndham Gateway, Elavon gateway, mobile functions, and whether MOP or a successor is mandatory.
  • Manager structure: document owner involvement, Travelodge Hotels, Inc. approval of any management company, and required general-manager or employee training.
  • Supplier dependencies: obtain the WSSI Approved Supplier list, identify sole-source categories, and separate mandatory purchases from specification-only inputs.
  • Property staffing: build roles and shifts from room count and authorized services; the FDD provides no standard headcount, labor ratio, or schedule.
Operating synthesis

What is the practical operating-model conclusion?

Travelodge’s customer mechanism is the sale and fulfillment of overnight room stays through the Central Reservation System, Wyndham Rewards, approved distribution, and property sales. The franchisee must staff, maintain, price, and operate the Chain Facility so each reservation becomes a compliant stay.

The strongest dependency is Travelodge Hotels, Inc.’s control of System Standards, technology, reservation channels, data, Approved Suppliers, inspections, and upgrades. The key format distinction is limited-service Travelodge Inn operations versus Travelodge Hotel or Travelodge Suites Hotel functions. The largest undisclosed question is the staffing and management design for the approved room count and amenity program.
