TOTAL:

Two Maids is a territory-based residential cleaning office. The franchisee prices authorized packages, employs and schedules office staff and Professional House Cleaners, supplies approved equipment, fulfills appointments in customers’ homes, resolves service issues, and reports completed work. Two Maids Franchising, LLC controls Approved Products and Services, Marks, suppliers, Required Programs, advertising, and data standards.

Operating model in one statement

Customer demand enters through brand-controlled digital and telephone channels or local approved marketing; the franchisee converts that demand into scheduled residential cleaning, deploys trained local teams with approved supplies, closes the service through quality follow-up, and records completed appointments for accounting, reporting, advertising, and royalty administration.

Offering and customer

What does a Two Maids franchisee sell, and who buys it?

The Franchised Business sells only residential cleaning products and services authorized by Two Maids Franchising. The customer is the household at the residence where service is performed inside the Protected Territory, plus selected National Account locations accepted under a separate subcontracting path.

The official residential cleaning menu presents recurring, one-time, deep, move-in/move-out, and apartment cleaning. The recurring-clean program supports repeating service; deep cleaning and move-in/move-out cleaning address nonrecurring needs.

The Franchise Agreement calls the menu Approved Products and Services. The franchisee must offer prescribed services and may not add others without written authorization. Two Maids Franchising may modify the menu or require private-label products. Source: 2026 FDD, Item 16, p. 36; Franchise Agreement §§1.3 and 8.3.

Customer-to-service cycle

National account exception

Two Maids Franchising negotiates National Account contracts and offers Work Orders that a franchisee may accept or reject. Accepted work follows the Master Services Agreement for scope, quality, payment, inspection, and documentation due within 48 hours after completion. Source: 2026 FDD, Item 12, pp. 32–34; Master Services Agreement §§1, 2, and 7.

The official customer FAQ says equipment and products are supplied, feedback is requested within 24 hours, and a re-clean is offered when notice arrives within 48 hours. The franchisee executes those promises; Two Maids Franchising may intervene in unresolved complaints. Source: Franchise Agreement §8.6.

Owner role and staffing

Who performs each operating function?

The unit is not contractually structured as a passive investment. A principal owner gives full-time attention by default; a manager-run structure requires a trained full-time Designated Manager and written Two Maids Franchising permission.

Item 15 requires a non-operating franchisee to employ and disclose a full-time trained Manager. The Franchise Agreement adds that a principal owner gives full-time attention by default, a Designated Manager needs approval and training, and at least one trained person must staff the business. The official U.S. franchise website and its operating FAQ describe a semi-absentee option but not fully absentee ownership; the signed agreement controls.

Inputs, systems, and data

Which suppliers and technology are mandatory?

Two Maids Franchising controls inputs through the Manuals, Source portal, Approved Suppliers List, Approved Supplies List, Invoca, RingCentral, ProfitKeeper, and QuickBooks, with rights to replace programs, require upgrades, retrieve data, and inspect compliance.

Required operating inputs

Equipment, supplies, software, signage, uniforms, aprons, and trademarked materials must meet current System specifications. Two Maids Franchising, an Affiliate, or a System Supplier may be the sole source.

Approved Suppliers List Approved Supplies List Uniforms and aprons Approved equipment

Named required technology

The 2026 FDD names Invoca for lead-source tracking, RingCentral for telephone service, ProfitKeeper for gross-sales reporting, and QuickBooks for accounting. Hardware and software may be replaced or upgraded under written standards.

Invoca RingCentral ProfitKeeper QuickBooks

Recommended or undisclosed

CareerPlug is recommended, not required, in Item 11. The current CRM, booking, dispatch, payment, and feedback product names are not identified in the FDD, although the Franchise Agreement authorizes required programs and broad data access.

CareerPlug recommended CRM name undisclosed Booking stack undisclosed

To propose an alternative supplier, the franchisee submits supplier and product information, provides samples when requested, and waits for written approval. Item 8 states a typical 30-day response after all information is received. Approval may be revoked; unapproved products, suppliers, hardware, software, and advertising may not be used. Source: 2026 FDD, Item 8, pp. 14–17; Franchise Agreement §§8.2–8.5.

Technology requirement

Two Maids Franchising may retrieve customer data, require credentials and Computer Upgrades, access QuickBooks, and require annual PCI DSS attestation. System data is owned by Two Maids Franchising and licensed back during the term. Source: Franchise Agreement §§8.4, 8.15, and 8.27.

Territory and channels

What does the Protected Territory protect—and what does it not protect?

The franchisee receives a protected, not exclusive, territory defined by ZIP Codes and initially containing at least 50,000 households. The protection blocks another TWO MAIDS® outlet using both the System and Marks for residential cleaning, but it does not cover every customer, channel, brand, or cleaning service.

The Office Site and serviced residences generally must be inside the Protected Territory, and the franchisee may not target another franchisee’s area. Gray Area work needs permission, creates no ownership right, and may end when the area is assigned. National Accounts remain centrally controlled through individual Work Orders.

Two Maids Franchising may use alternative channels, sell products online, serve National Accounts, offer commercial cleaning with the System and Marks, or operate a different cleaning brand inside the Protected Territory. It controls branded websites and social channels; local digital properties require approval. The consumer terms direct scheduling and service changes to the local office.

System footprint

What does Item 20 show about the operating network?

The network was entirely franchised at each year-end from 2023 through 2025. End-of-year franchised outlets rose from 118 to 184, while company-owned outlets remained zero; the franchisee therefore operates inside a peer-franchise network rather than alongside a current company-store base.

U.S. outlet count at fiscal year-end
Franchised and company-owned outlets, 2023–2025
200 100 0 118 0 2023 144 0 2024 184 0 2025
Franchised outlets Company-owned outlets

Item 20 records a net increase of 66 year-end franchised outlets across the two-year interval, with no company-owned outlet population.

Source: 2026 FDD, Item 20, Table 1, p. 54. Counts reconcile to total outlets: 118 in 2023, 144 in 2024, and 184 in 2025.

For 2025, Item 20 records 51 openings, three terminations, no non-renewals or reacquisitions, eight other cessations, and 184 year-end outlets. These are outlet movements, not profitability measures. Item 19 identifies 24 multi-unit franchisees operating 65 territories; multi-territory ownership does not remove trained-management requirements.

Control boundary

Which decisions remain with the franchisee?

The franchisee controls employment, daily deployment, approved-service pricing, and execution at unit level. Two Maids Franchising controls what may be sold, branded demand channels, approved inputs, marketing, reporting, and System compliance.

Decision Two Maids Franchising control Franchisee discretion
Approved Products and Services Defines and modifies Approved Products and Services. Staffs and executes authorized appointments.
Pricing May impose lawful minimum or maximum restrictions. Sets local prices otherwise. Source: Agreement §8.18.
Employment Sets training, appearance, and Designated Manager standards. Controls hiring, pay, schedules, duties, and discipline.
Purchasing Designates suppliers, specifications, sole sources, and replacements. Chooses approved options or requests an alternative.
Marketing Runs advertising programs and approves branded materials. Conducts approved local promotion inside the Protected Territory.
Quality and records Sets service standards, intervenes, inspects, accesses data, and audits. Performs work, maintains records, and resolves complaints.
Franchisor control

The strongest dependency is the combined authority over the Manuals, approved suppliers, required technology, customer channels, business data, inspection, and complaint intervention. Any layer can change daily work while the franchisee remains the employer and service provider.

Buyer verification

Which operating details should be verified before signing?

The 2026 FDD defines the control architecture but leaves several current operating specifications inside the confidential Manuals and vendor stack. Those details determine how much daily coordination, local staffing, and system administration the franchisee must perform.

1

Identify the current CRM, booking, dispatch, payment, feedback, integrations, access rules, and support terms.

2

Request written manager-run criteria: owner time, manager approval, replacement timing, and multi-territory coverage.

3

Review supplier lists for sole-source categories, proprietary products, vehicle standards, and replacement cycles.

4

Document routing and ownership for website leads, tracked calls, centralized call support, referrals, Gray Area, and National Accounts.

5

Confirm office hours, staffing functions, crew rules, transportation, complaint metrics, feedback, and re-clean procedures.

6

Assign every report, record, data feed, PCI DSS duty, inspection response, and audit trigger to a unit role.

Operating-model synthesis

Two Maids converts household demand into recurring, one-time, and optional National Account cleaning work. The franchisee directs the workforce that quotes, schedules, fulfills, corrects, and records appointments. The strongest Two Maids Franchising dependency is control of Approved Products and Services, Manuals, suppliers, Required Programs, advertising, data, and quality enforcement. The Protected Territory does not block National Accounts, alternative channels, commercial cleaning, other brands, or Gray Area reassignment. The largest undisclosed question is the current CRM, booking, dispatch, payment, and feedback stack.
