Under the 2026 U.S. FDD, Tapestry Collection by Hilton operates through New Development, Conversion, Change of Ownership and Re-licensing Hotel franchises. The franchisee or approved Management Company sells and fulfills rooms and required property services; Hilton Franchise Holding LLC controls Brand Standards, reservation and loyalty infrastructure, required technology and quality assurance.

Operating model

The local operator controls daily hotel execution - employees, schedules, service delivery and most pricing decisions - while the Tapestry System supplies the reservation network, Hilton Honors, technology requirements, Brand Standards and quality controls. The model can be directly managed by the franchisee only with approval and required training, or run through a Hilton-approved Management Company.

Offering and demand

What does a Tapestry Collection franchisee actually sell?

The core transaction is a Hotel stay: guest-room occupancy combined with the services and amenities specified for that Hotel. Depending on the approved property configuration, the Hotel may also sell food and beverage, meeting or function space, parking, guest laundry, recreation, concessions, spa services, and other approved offerings.

The FDD does not limit the Hotel to a defined customer class and describes individual travelers, local communities, conventions, and tour or travel groups. Hilton's current consumer positioning describes independent boutique hotels with locally differentiated design and dining rather than one physical prototype.

Core Hotel offering

Guest rooms are the central inventory. Brand Standards can require particular service levels and Hotel amenities, and the franchisee cannot add unapproved products or services. The Hotel must also participate in Hilton Honors and honor required System promotions and confirmed Reservation Service bookings.

Optional operating extensions

An eforea spa uses a separate Spa Amendment and eforea standards. A Hilton Restaurant Brand uses a Restaurant Brand Amendment and Restaurant Brand Guidelines. Those extensions create additional menu, supplier, management and quality requirements; they are not part of every Tapestry Hotel.

Customer workflow

How does work move from booking to a completed stay?

The operating cycle connects Hilton-controlled distribution and guest technology to locally executed Hotel service. Reservations and group leads feed property inventory; Hotel personnel price and fulfill the stay; required systems support arrival and service; and management closes the cycle with monthly operating reports, records, guest feedback and quality review.

Management and control

Who runs the Hotel, and which decisions stay with the franchisee?

The franchisee remains solely responsible for Hotel management and operation. Direct management requires Hilton Franchise Holding LLC's prior written approval and required training unless waived; the alternative is a third-party Management Company that Hilton approves. Hiring an approved manager does not transfer the franchisee's contractual responsibility.

Owner participation

The 2026 FDD supports a manager-run structure only through an approved Management Company, while the franchisee remains responsible for the Hotel. It does not characterize Tapestry Collection as an "absentee" or "semi-absentee" franchise. If the approved Management Company becomes unsuitable or leaves, the FDD requires an acceptable replacement within 90 days.

Inputs and systems

Which suppliers and technology are mandatory?

The Hotel must meet Hilton specifications, use required technology, and buy controlled items from approved, licensed or designated sources. Hilton Supply Management (HSM), however, is generally an optional purchasing channel for Tapestry Hotels unless a specific item or program has a separate sourcing requirement.

Core property platformOnQ and its property-management functionality are required. Proprietary software is licensed through Hilton Systems Solutions under the HITS Agreement, and Hilton can require refreshes and updates.
Revenue optimizationGRO is required and currently uses an IDeaS solution. GRO generates pricing recommendations, but the FDD says the franchisee is not required to adopt those recommendations.
Sales and guest technologyDelphi.fdc is required for sales and events; Digital Key is required; StayConnected guest internet and Digital Floor Plan are part of the disclosed technology stack. Connected Room may also be required.
Physical and branded inputsExterior signage must come from a currently licensed vendor. Logo-bearing or trademarked operating supplies must use approved or licensed sources, and Hilton can designate particular brands or suppliers when the Standards require them.
Technology requirement

Franchisee discretion is wider for systems outside OnQ, such as accounting, point-of-sale or payroll, when the product meets Standards. If an outside system must interface with OnQ, supplier choice can be limited to a compatible interface. Hilton also has disclosed access rights to data in required System technology.

Demand, sites and boundaries

How do marketing, booking channels and territory work?

Hilton supplies shared distribution and marketing infrastructure, while the Hotel must conduct local or regional promotion under Brand rules. The standard Franchise Agreement grants a non-exclusive license at one specified Hotel location, not a protected territory, and the Hotel cannot relocate without the required approval process.

The Hotel must use the Reservation Service and participate in Hilton Honors. The Monthly Program Fee supports Reservation Service systems, certain marketing, quality-assurance and technology programs; Hilton controls its allocation. The franchisee handles required local and regional advertising, while Hotel websites, domains, mobile applications, third-party listings and use of the Marks remain subject to Hilton's approval rules.

A deal may sometimes include a Restricted Area Provision, especially for a New Development or Conversion, but that is not the standard territory grant. The FDD describes a defined Restricted Area for a limited Restrictive Period with exclusions, rather than a permanent exclusive market. Change of Ownership and Re-licensing transactions do not normally receive that provision.

Territory limit

A Tapestry Hotel's location does not create customer exclusivity. Item 16 does not restrict the customers to whom the Hotel may sell, while Item 12 preserves broad rights for Hilton and affiliates to operate or authorize other lodging brands, distribution relationships and Strategic Partnerships in or near the market.

System footprint

What does Item 20 show about the U.S. operating base?

Item 20 reports a fully franchised U.S. Tapestry outlet base for 2023 through 2025: 100 franchised Hotels at year-end 2023, 117 at year-end 2024 and 143 at year-end 2025, with zero company-owned Hotels in each of those years.

The year-end franchised count rose by 43 Hotels from 2023 to 2025. Item 20 records 30 openings, 4 terminations, a net increase of 26 and 4 ownership transfers in 2025.

Do not mix Item 20 with later global counts. Hilton's July 2026 global fact sheet reports 206 Tapestry Collection Hotels open in 25 countries and territories. That worldwide snapshot is not the U.S. Item 20 population above.

Buyer verification

Which operating details still need property-specific verification?

The FDD defines the System framework, but property-level requirements still depend on the current Manual, Standards, Franchise Agreement Addendum, approved supplier lists and technology configuration.

  • Territory: Does the proposed transaction receive a Restricted Area Provision, and exactly what geography, Restrictive Period and exclusions apply?
  • Property program: Which restaurants, lounges, meeting spaces, recreation, spa, parking, housekeeping or other services are required for this Hotel, and what operating periods apply?
  • Technology: Which current OnQ/PEP, GRO, Delphi.fdc, StayConnected, Digital Key, Connected Room and interface requirements apply to this property, including required refresh cycles?
  • Supplier controls: Which current items are open-source subject to specifications, which require an approved supplier, and which have a sole or designated source?
  • Management: Will Hilton approve direct franchisee management or the proposed Management Company, and which general-manager, sales, revenue, front-office and other role-specific training requirements apply?
