Does the owner have to run the Restaurant personally?
No. Item 15 does not require the franchisee to personally supervise the Restaurants, but it does require a full-time management structure. The franchisee remains responsible for hiring, employment terms, adequate staffing and training compliance.
A manager-run structure is permitted, but required operating roles still apply. Franchise Agreement §10.5 makes the franchisee responsible for hiring, employment terms, compensation and employee training to Applebee’s standards.

Which suppliers and systems are mandatory?
Core operating inputs are not freely sourced. Applebee’s specifications, CSCS procurement, approved suppliers, required POS/KDS/payment systems, online ordering, data feeds and gift-card processing form a controlled Restaurant stack.
Item 8 lets Applebee’s Franchisor LLC change specifications, test suppliers and rescind approval. A franchisee may request another supplier, but cannot bypass the approval process.

Control also extends to records. The Franchise Agreement requires weekly Gross Sales reports, monthly and annual Restaurant reports, prescribed bookkeeping forms and electronic access to POS and computer-system data. The FDD says Applebee’s has independent immediate access to POS information with no contractual limitation on its use.

Does a franchisee own an exclusive Applebee’s market?
No. A Development Agreement can define a Territory for approved Restaurant development, but it is not exclusive. Non-Traditional Venues are excluded, and other channels and Dine Brands concepts are not broadly blocked.
While a Development Agreement remains in effect, Applebee’s generally may not place another Applebee’s Neighborhood Grill & Bar Restaurant, including a Dual Branded Restaurant, inside the defined Territory, except at excluded Non-Traditional Venues. After the Development Agreement ends but a Franchise Agreement remains, the FDD describes a narrower location protection: generally the lesser of a three-mile radius or the radius containing 40,000 residential or daytime population, subject to listed venue exceptions.
The marks are licensed for the specific Restaurant. Item 12 restricts sales through other locations or channels unless permitted, while Applebee’s and affiliates retain other-channel rights. A Restaurant’s Delivery Area applies to specified virtual-brand and ghost-kitchen rules; it is not a general delivery monopoly.
The Applebee’s U.S. franchise FAQ also says territories are not exclusive. The key distinctions are the Development Agreement Territory, the approved Restaurant location, the post-development radius, excluded Non-Traditional Venues and the Restaurant’s Delivery Area.

What does Item 20 show about the operating network?
At December 28, 2025, the FDD reports 1,421 franchised Applebee’s Restaurants and 59 company-owned Restaurants in the U.S. and U.S. Territories, for 1,480 Restaurants in the disclosed domestic-and-territory population.
Item 20 also shows a structural shift in Traditional Venue ownership. Franchised Traditional Venue Restaurants declined from 1,575 at the start of fiscal 2023 to 1,416 at the end of fiscal 2025, while company-owned Traditional Venue Restaurants increased from zero to 59. The parent company’s 2025 Form 10-K confirms 59 company-owned Applebee’s Restaurants at fiscal year-end, while its global Applebee’s franchise count includes international Restaurants and therefore is not the same population as the FDD’s U.S.-offer tables.
