What does a Days Inn & Suites franchisee actually sell?

The core sale is transient overnight lodging at a specific approved Chain Facility. For the Days Inn & Suites format, the FDD describes a generally interior-corridor hotel with at least 10% of guest rooms configured as suites—either separate living and sleeping areas or oversized rooms of 400+ square feet—and required in-room amenities including a mini refrigerator, microwave and coffee maker. Every Chain Facility must offer either a swimming pool or fitness center at no charge to guests.

Days Inn development materials identify the brand’s guests as leisure and business travelers, while the FDD’s distribution model also reaches corporate, government, tour and group demand. The consumer Days Inn booking site supports direct room searches, special-rate codes and group links; Wyndham Business provides a separate official channel for small and midsize business travel.

How is Days Inn & Suites different inside the same FDD?

The FDD covers multiple Days Inn Chain Facility types, so the “Days Inn & Suites” label is a format distinction, not a separate legal franchisor. Owner and staffing

Does the owner have to run the hotel personally?

No. Item 15 says personal participation in direct operation is not required, although the franchisor recommends it. If the franchisee does not personally manage the Facility, it must use an individual manager or management company with significant training and experience in managing similar lodging facilities; the general manager must successfully complete the franchisor’s training program.

Employment authority remains with the franchisee, including hiring, firing, scheduling, compensation, policies, benefits, safety, supervision and discipline. The franchisor can require an approved third-party manager in stated circumstances, including insufficient hotel-management experience or certain Development Incentives.

Owner participation

This is better described as a manager-run option than an “absentee” model. The FDD permits non-personal management, but it couples that flexibility with manager qualifications, mandatory general-manager training and a franchisor right to require an approved third-party manager in specified cases.

Systems and suppliers

Which operating systems and suppliers are mandatory?

The hotel must meet System Standards for numerous operating inputs, including furnishings, linens, equipment, guest Internet, computer hardware, software, telephone and lock systems. Most conforming items can come from any supplier, but Item 8 reserves specified categories for Approved Suppliers and allows Days Inns Worldwide, Inc. or its affiliates to designate sole Approved Suppliers.

Technology requirement

The technology stack is not merely recommended. The CRS is exclusive, the PMS must be approved, Wyndham Connect is designated, Wyndham Gateway is standardized, data flows into franchisor-controlled systems, and the franchisor may change technology standards. MOP is currently optional, but the FDD permits the franchisor to mandate it or a similar system on notice.

Control boundaries

What does the franchisor control, and what stays with the franchisee?

The operating boundary is split rather than centralized. Days Inns Worldwide, Inc. establishes System Standards, required programs, distribution rules and quality controls; the franchisee remains the employer and hotel operator, makes local staffing decisions and retains ultimate pricing authority within the contractual rate and channel rules.

Franchisee responsibilities

  • Hire, schedule, supervise and terminate hotel employees.
  • Maintain the Facility and deliver authorized guest services.
  • Set the reference room rate and ultimately decide room pricing.
  • Maintain accurate Facility information, records and monthly GRR reporting.

The franchisee may not offer unauthorized goods or services and must implement System-wide products, services and programs that the franchisor establishes under Item 16.

Territory and channels

Does a Days Inn & Suites hotel get an exclusive territory?

No exclusive territory is granted by default. A franchisee may request a negotiated “Protected Territory,” which can be as small as the Facility location and has no stated minimum size. Within an agreed Protected Territory, the franchisor limits opening another Chain Facility subject to specified exceptions, but other Wyndham-affiliated lodging brands and overlapping Protected Territories can still compete.

Franchisees may solicit and accept reservations from inside or outside the Protected Territory, while the franchisor and affiliates may also solicit guests there. Electronic booking must still use the CRS, approved consumer websites or approved third-party distribution sites unless the franchisor consents otherwise.

Territory limit

Protected Territory is primarily a restriction on additional Days Inn Chain Facilities, not ownership of local customers. Reservation demand remains networked: brand channels can market into the same area, and the franchisee can serve guests regardless of where they reside.

How much of the system’s room business runs through Wyndham channels?

Item 19 shows that, across all 1,201 U.S. Chain Facilities in the 2025 Contribution Group, the average Central Reservation System contribution was 81.5% of gross room revenue and the average Wyndham Rewards contribution was 53.7%. Wyndham Rewards is included within the CRS contribution, so these percentages must not be added together.

The CRS includes Wyndham and affiliate call centers, Brand Websites, GDS, Wyndham Rewards, third-party websites and certain Global Sales reservations. The official Wyndham Rewards program and Wyndham’s group-booking platform update show public-facing parts of that distribution infrastructure.

What does Item 20 show about the U.S. operating network?

Days Inn remained entirely franchised in the United States at each 2023–2025 year-end shown in Item 20. Franchised outlets declined from 1,257 at December 31, 2023 to 1,235 at December 31, 2024 and 1,201 at December 31, 2025; company-owned outlets were zero in all three years.

Which operating questions remain property-specific?

The FDD defines the control system but does not supply a universal staffing plan, shift structure or property-level service mix for every Days Inn & Suites hotel. Those details depend on the specific Facility, its authorized amenities, local laws, management structure and the then-current System Standards.

  • Confirm the exact Protected Territory in Franchise Agreement §2 and whether it is only the hotel site or a larger negotiated area.
  • Confirm which PMS level—OPERA Cloud Foundation, Standard, Premium, or SynXis Property Hub—is approved for the specific hotel and interfaces.
  • Identify the current Approved Suppliers for Mark-bearing items, guest Wi-Fi, Wyndham Gateway, health/safety inputs and payment services.
