How does opening a Wingate franchise work?

Contractual windows, not opening promises. Wingate by Wyndham uses separate paths for a new-construction hotel and conversion of an existing lodging facility. Both begin with a site-specific Franchise Application, franchisor qualification and agreement execution. The conversion path follows an attached Property Improvement Plan; the new-construction path follows a five-milestone Schedule D. What must the applicant qualify for?
Wingate does not publish a fixed minimum net worth, liquidity threshold, credit score or mandatory hotel-ownership history in the 2026 FDD. The Franchise Application instead collects the proposed property, room count, current affiliation, hotel experience, entity structure, owner names and ownership percentages. Before an agreement is signed, every individual with at least 10% ultimate beneficial ownership must be identified and supported by appropriate documentation.
The applicant authorizes Wyndham Hotel Group, LLC and affiliates to investigate the financial condition, character and reputation of the applicant, owners and managers through financial institutions, credit bureaus, government entities, employers and references. Meeting requested documentation standards does not guarantee approval; Wingate retains discretion to award or decline the franchise.

Management requirement
Personal day-to-day operation is recommended but not mandatory. If the owner will not manage the Facility, the franchisee must retain an individual manager or management company with significant experience managing similar lodging facilities. Wingate may require an approved third-party manager when the ownership group lacks significant hotel-management experience or receives a Development Incentive.

Site approval is not territory protection
Wingate approves the site as part of the Franchise Application. A Protected Territory is separately negotiated before signing, may be limited to the Facility itself and is not exclusive against other Wyndham-controlled brands or channels. How do new-construction milestones differ from a conversion?
A conversion must begin renovation within 30 days after the Effective Date and complete all “prior to opening” PIP work by the PIP deadline, or otherwise within 90 days. New construction uses a longer, five-milestone schedule measured from the Franchise Agreement Effective Date. These are compliance deadlines, not estimates of how long permitting, financing or construction will actually take.

Wyndham’s public development materials describe design and construction support, but the Franchise Agreement limits that review to brand compliance and excludes responsibility for technical design, engineering and legal-code compliance. What must be ready before Wingate authorizes opening?
Opening authorization requires more than construction completion. For a conversion, the Facility must satisfy all PIP work classified “prior to opening.” For new construction, the Facility must pass Wingate’s completion inspection and deliver the properly completed post-construction ADA Certification signed as required by Schedule D. Wingate may delay the Opening Date until defects, missing certifications or specified payment issues are resolved.

Opening Training is mandatory for new-construction hotels and may be required for conversions with an architectural PIP. It occurs on-site from two weeks before to 60 days after the Opening Date and lasts one to five days depending on room count. The general manager’s approximately 34-hour Hospitality Management Program is due no later than 90 days after opening; therefore, training completion and opening authorization are separate events.

Third-party dependency

A transfer is not an automatic assignment of the seller’s franchise rights. The transferee must qualify, execute current documents and address the new PIP.
